A free channel manager for individual Airbnb hosts in Turkey

A free channel manager for a Turkish host has one hard gate ahead of it. Since 1 April 2026, every Airbnb listing must display the host's Tourism Rental Permit Certificate number and the certificate holder's name exactly as issued, checked directly against government records, and the underlying law, No. 7464, fines a first violation at TRY 100,000. getfursat's free tier syncs Airbnb and Booking.com once you're permitted; it doesn't obtain the certificate for you.

How Turkey actually books

Turkish short lets sell mainly through Airbnb, Booking.com and Vrbo, the same core mix as Western Europe, without a single dominant regional OTA the way Agoda dominates Southeast Asia or MakeMyTrip dominates India. What makes Turkey distinct instead is how new and how strict the compliance layer is: Law No. 7464, in force since 1 January 2024, requires a government permit for any short lease term that falls within its scope, no exceptions by property type.

What to know before you list

Law No. 7464 requires a Housing Permit Certificate for Tourism Purposes (Turizm Amaçlı Konut İzin Belgesi) from the Ministry of Culture and Tourism for any rental of 100 days or fewer, whether the host frames it as tourism or as a short lease. A first violation carries an administrative fine of TRY 100,000 and a 15-day window to get permitted; repeat violations escalate up to TRY 1,000,000. Enforcement reached the platform layer on 1 April 2026: Airbnb now requires every host to enter their permit certificate number and the certificate holder's name for each listing, checked against government records before the listing can go live. Separately, a December 2025 Danıştay (Council of State) ruling changed how permitted individual hosts are taxed: income from a permit-holding, non-hotel-style host is now treated as ordinary rental income rather than commercial business income, a materially different and generally lower tax treatment.

Where it actually goes wrong

Turkey combines two of the harder patterns on this list into one: a threshold-based permit rule that catches almost every realistic Airbnb stay length (any lease of 100 days or fewer needs the certificate) and a live platform-level verification check that only started in April 2026, so guidance written even a year earlier would have had nothing to say about the exact rule now gating every new Turkish listing.

Turkey questions, answered

Do I need a permit to list my property on Airbnb in Turkey?

Yes. Law No. 7464 requires a Housing Permit Certificate for Tourism Purposes from the Ministry of Culture and Tourism for any rental term of 100 days or fewer. Operating without one carries a TRY 100,000 fine for a first violation, rising to TRY 1,000,000 for repeat violations.

Does Airbnb actually check my Turkish permit number?

Yes, since 1 April 2026. Every host must enter their Tourism Rental Permit Certificate number and the certificate holder's name for each listing, and Airbnb checks this against government records before the listing can go live.

How is my Airbnb income taxed in Turkey?

It depends on your permit status. Following a December 2025 Danıştay (Council of State) ruling, a permit-holding host who doesn't provide hotel-style services is taxed on ordinary rental income terms rather than as commercial business income, a generally lower rate than before.
