A free channel manager for individual Airbnb hosts in Malaysia

A free channel manager for a Malaysian host has to work around a rule most tools never mention: your own condo's management corporation can legally ban Airbnb outright. A 2020 Federal Court ruling (Innab Salil v Verve Suites Mont' Kiara) confirmed strata buildings can pass a binding by-law prohibiting short-term rentals with a 75% owner vote, no government involved. There is still no dedicated national Short-Term Rental Act. getfursat's free tier syncs Airbnb, Booking.com and Agoda calendars; it can't override a building's own house rules.

How Malaysia actually books

Agoda is the number one OTA by booking value across Malaysia, Thailand, Singapore and the Philippines, ahead of Booking.com and Airbnb, so Malaysian hosts need it synced as a primary channel, not an afterthought. There is no single national law that expressly permits or bans Airbnb-style lettings; whether a specific unit can legally be listed depends on three separate layers, the building's strata by-laws, the tenancy agreement and the local council's own licensing rules, which differ by state and even by municipality.

What to know before you list

Under the Strata Management Act 2013, a Joint Management Body or Management Corporation can pass a house rule banning short-term rentals with a 75% owner vote, and the Federal Court has upheld this as binding even against parcel owners who disagree. Separately, amendments to the Tourism Industry Act 1992 were expected before Parliament in late 2025 or early 2026 to introduce national licensing, insurance and platform-registration requirements, alongside a Uniform Planning Guideline from the Ministry of Housing and Local Government (PLANMalaysia); as of this research these remain proposed, not yet law. Local councils separately enforce their own business-licensing rules today, ahead of any national framework. On tax, net rental income is taxed at progressive personal income tax rates up to 30%, Service Tax registration (6% from January 2026) is required only once gross short-term rental income exceeds RM 500,000 a year, and Airbnb has collected and remitted the RM 10 per room per night tourism tax directly since January 2023.

Where it actually goes wrong

Malaysia's blocker is often private, not governmental: a host can be fully compliant with every law and still be shut down by their own condo's management corporation, a building-level vote that a channel manager or a government registry has no visibility into and can't warn a host about before they buy or rent a unit.

Malaysia questions, answered

Can my condo management ban Airbnb in Malaysia even if it's otherwise legal?

Yes. A 2020 Federal Court ruling upheld a strata building's right to pass a binding by-law prohibiting short-term rentals with a 75% owner vote under the Strata Management Act 2013, regardless of what national or local law says.

Is there a national law regulating Airbnb in Malaysia?

Not yet. Malaysia has no dedicated Short-Term Rental Act; amendments to the Tourism Industry Act 1992 covering national licensing were expected before Parliament in late 2025 or early 2026 but remained proposed, not law, as of this research. Today, legality runs through strata by-laws and local council rules instead.

Do I pay tax on Airbnb income in Malaysia?

Yes, net rental income is taxed at progressive personal income rates up to 30%. Service Tax registration only kicks in above RM 500,000 a year in gross short-term rental income, and Airbnb has collected and remitted the RM 10 per room per night tourism tax directly since 2023, so hosts don't handle that part themselves.
