New listing: is it a new property or another room?
Airbnb lists each room of a multi-room home as its own separate listing with its own link, even though it is one physical property. When adding a new listing, you are asked whether it is a new property or another room of one you already have; picking the wrong one is the single most common source of both billing confusion and calendar mix-ups.
How to tell
Same address, same host, different room: it's another room. A different address entirely, even if run by the same host: it's a new property.
Why it matters
The paid Sync plan bills per physical property, not per pasted listing; a second room correctly added as a room adds no extra charge. Added as a new property by mistake, it is billed as one, and can cause the wrong calendar to block the wrong room.

What if a home has multiple rooms but I only manage one of them?
Add only the ones you manage; each is still 'another room' of the same physical property if that's what it is.
